I have a financial investment that has been time tested and is very stable. I am trying to advertise to individuals with at least $100,000+ to invest. I am looking for any and all suggestions on the best ways to reach these individuals. Please do not ask for any information. I am just looking for ideas on the best way to advertise. If it makes a difference...Our product is a private mortgage on pieces of single family real estate. We pay 8-10% Annual Returns with interest payments made monthly to the investor. The money is secured by a low loan to value note on a property. We have been doing this for 8 years and had phenomenal success.

I'm concerned that if I get a real estate agent to sell my house, he or she might just list it and put a sign up, then sit back and wait for buyers. Meanwhile, if I didn't list it with a real estate agent, I could do a lot more to sell it myself. I could advertise it in a lot of different places, and give a discount equal to the agent's fee. I could keep finding more and more places to advertise it. Etc. But if it's listed with an agent, I'm stuck with that agent. The agent might even turn out to be an obstacle. Some agents get tired of prospects who ask too many questions, etc. For example, I was recently communicating with a Century 21 agent about a house I might be interested in buying. But that agent got tired of my questions, and reached a point where she was no longer willing to even try to find out the answers. The question that seemed to be the last straw was how they determined the asking price. She said they used a CMA and it was also appraised a few years ago. So I asked if I could see a copy of the appraisal. That seemed to make her angry or something, and from then on she seemed to be no longer interested in communicating with me, and I never did see the appraisal.
If I get an agent to sell my house, I would want one who has almost infinite patience to answer buyers' questions, no matter how silly or tedious the questions may seem. But how could I find out, other than testing each agent the way I tested that Century 21 agent? And what if all of them flunk the test? By then I might have been able to sell it myself already.
Assuming I do sell it myself, where are the best places to advertise? I'm selling it at a bargain price because of how bad the market is now. Maybe I should advertise it somewhere a lot of bargain hunters look?

I am going to be getting my real estate license. I had an interview/spoke with the top company im the NY capital district. They are the best however im wondering if their fees/commission percentages are fair. They want 28% to the real estate company and then 50/50(70/50 after 45,000$ sold) to the smaller sector of the company that I work for. They cover all advertising except personal and MLS, business cards, and E&O. I feel that 28% and then 50% on top of that is allot to ask for. I have not had a chance to check with any other agencies yet but I think with my motivation I do not need the best company to out a name out there for me, So im thinking more commission somewhere else might be a better deal for me. My husband and I have been looking at an apartment to rent. The advertisement posted the rent as $695, and $100 off the deposit if we could move in by a certain date. We were then told that the $100 off the deposit would not be applicable anymore, because there were so many inquiries. We started packing and making arrangements, and today my husband received a phone call from the real estate company asking us if we would be willing to pay more because there was another couple interested in it. Basically, it was like the apartment was up for bid, which was a contradiction to what the price it was advertised as. Earlier in the day, before that phone call, the agent called us and said he was going to email a contract for us to look over. We feel like we have been promised something, and then now we are getting nothing. Although nothing was yet in writing, we feel that this is unfair. We live in Utah. I am 26, married, and trying to figure out a good career path to get started on. I went to school to be a product developer in the fashion industry but I realized after I met my husband that the fashion industry is not very family friendly. We are trying to have a baby and I would love to be a stay at home mom, and fortunately we are comfortable enough on my husbands salary to do that. However I would like to start going to school and training for a career in case something were to happen to my husband and I would have to step up as the bread winner.
So I plan to go to school over the next 4-6 years and then find a career that I can do part time with the option of moving into full time work if needed. Then when the kids leave the house I can start working full time again. I am incredibly horrible at sales so I definately cannot do that.
Here are some career choices that I have thought of:
Nursing: I am not sure if I can find part time work doing this, however many nurses work three 12 hour shifts rather than five eight hour shifts so I'm sure I can make it work (with the help of my moms babysitting services). I especially would like to work in an OB office or as and L&D nurse.
Vet Tech: basically a nurse to a vet. I can get certification to do this in two years at a community college. Most vet tech positions that I have seen advertised are part time and are clinic hours, which would be perfect. I also love working with animals and my husband and I dream of owning a dog daycare one day, so this experience would help if we were to ever realize this dream. Eventually I would love to become a vetrinarian, but the schooling is $300,000 and they don't make that much money so I don't think I could justify that much student loans.
Property Manager: My whole family is in real estate and I have helped manage some of their properties before. I would have connections, leads, and referals so it would give me a leg up. I could either work for an apartment building or a real estate company. I would need to get my real estate license, but that shouldn't be a problem.
So those are the three things that I have thought of. If anyone has any experience in one of those careers I would love to hear your input. Any info such as pay, hours, job availability, job outlook, etc. would be greatly appreciated.

In California, can a landlord put a for rent/sale sign in front of a property that is still occupied by an operating business?
Obviously, any landlord wants to do whatever they can to have a new lease lined up before the current one expires. However, such a sign offers an announcement to the passer-by that the space is vacant, which may deter people from stopping in. It may also affect the business' ability to operate strategically. For example: if you see that the business' location is coming up for rent, you might infer that they're going out of business, and you may try to push a harder bargain than you otherwise would. It could also draw negative attention from the media or rumors that would reduce patronage.
So, I find it reasonable to advertise the property on specialized commercial real estate boards, but not to the general public at the place of business.
If a landlord can put up a sign, how far in advance of the current lease expiration is it allowed? Are there any exceptions that would allow a landlord to put up a sign?
Any help on the matter would be appreciated.@Max - yes, it is ridiculous but I was more looking for a definitive answer with basis in the law.
@Wildcat - I'm talking about commercial property, not residential. As it seems like an especially unreasonable request of a landlord on a business tenant, I'd appreciate it you could refer me to the law you're basing your answer off of.@steveko exactly.. there is nothing in the lease about this so you'd refer to the law. Covenant of Quiet Enjoyment may apply here. If you can't find anything in the law, you go to the reasonable standard. How much detriment to my business will it cause? How necessary is it to the landlord? If it doesn't say anywhere that they have a right to post things on the property that I control during the lease then they just don't have that right. THEY should have put it in the lease if they wanted it. If it's not in there, it doesn't fly unless they can somehow show that it should.. and that would be done through an argument based in the law.@Peter They obviously can't advertise ANY way they want. Could they cover your entire business with a giant tent advertisement? Probably not.
I'd appreciate it if those who are thinking about responding would really think about whether you know the answer to this or if you're just taking a guess. I can take guesses on my own.
In case I wasn't clear above, here are the circumstances: The contract makes no mention of which methods the landlord may use to advertise the property. It is my opinion that unless they can prove otherwise, they do not have the right to post signs on the property that I am leasing, especially when it would significantly damage the business that I'm leasing the property to operate.
If you say that they have a right to put up a sign, point me to the code that says so because it sure isn't in the contract, and it sure isn't obvious.

I didn't ask whether they had a right to find a new tenant. Nobody contests that. You're saying that they may use whatever means necessary to find that tenant-- that they can put signs wherever they want, without regard for who actually controls that property.
What if you rented a bicycle for 5 hours, and on hour 3 the owner of the bicycle connected a giant sack of bricks to the bicycle with an advertisement for bike rental on it? Would you think that's ok? He's got a right to advertise his bikes for rent, right? Does it matter that his choice of advertising significantly reduces your ability to use the bike for the time you've already paid?
Having a right to advertise your property for rent in the future does not mean you have the right to screw your current renter out of what they've paid for.

Informed no need to H/O Inspection, (trying to beat current 8K tax credit) altho they extended it, I then could breath and ordered the inspection, glad I did, no foundation, was a converted camp, they advertised it as Central heat/ 1 full bath, econimical heating. it had 3/4 bath. It had no foundation, a kerosene Monitor system (which costs more than oil) and they advertised as having a Corner lot which the corner lot belonged to the neighbor. Found this all out after the Inspection and walk thru. What's anyone's advice after I cancelled the Closing meeting in the nick of time. I have $6,000 down - I've called the agent out on all the false info already. She wants to pull the Laywer card out on me. They wanted a quick sale and took advantage of a 1st time H.B. - It's beautiful Lake View, and acces to property. It's really a camp.

My husband and I have just listed our house through an agent. we singed the contract a week ago it expires feb 28. 2010.about 2 days after we signed the contract my husband was telling this lady at his work our house is for sale. she wanted to come over that morning to have a look. she loves it and has put down an offer. the offer is low but as we are very desperate to sell quickly because of family and financial circumstances we want to accept the offer but cant afford to pay the commission too. on the contract it states: "Both the Vendor and the Agent agree; The property is sold either during the Exclusive Rights period or during any non Exclusive period to a purchaser "INTRODUCED BY THE AGENT" to the Vendor of the property". Because the buyer was NOT INTRODUCED BY THE AGENT OR CAME IN BY HIS ADVERTISING does this give us a good reason to break the contract?? we are willing to pay advertising costs ect... i am going to contact the agent and tell him our situation. but I just need to get some advise first. please any legal advise either from a real estate agent or attorney much appreciated. thanks also i heard about a unconditional release? what is this? is this form used in Australia.

Hi, I am 19 years old, and really would like to get some hands on experience in real estate/property investing. I have read lots of books, but I do not think I will fully understand the ins and outs until I do some hands on work. Do you have any ideas how I could get some work experience, or even help someone working in real estate (free of charge of course!) or anything just to get some experience.
